2. How do I price my property?

This is one of the first questions people ask, if not the first, and yet the majority of people already have an answer for this and only want their price validated or increased. You know what you paid for your home, how many improvements you’ve made and how much you owe; that’s the starting point. Next what’s the market price? You can get an idea from properties sold/listed in your area or in the newspapers, or get a free estimate from real estate agents, who want you to list with them. We suggest and strongly recommend that you hire a professional, independent appraiser and follow their recommendation. The more accurate your pricing, the faster your property will sell; the more the price is inflated, the longer it will take. Eventually you will end up reducing your price, bringing it closer to the professional appraiser's price anyway. Buyers are more savvy to-day and have access to the same information you do, so be fair and reasonable in your pricing.

 


3. How long will my listing be on Innovated Home Solutions website?

It will be showcased on our website for UNTIL SOLD. The only requirement is that you request an extension every 2 months because we don't want to overload the website with a lot of inactive listings that take away from yours.


4. What forms or legal papers do I need to sell my property?

When buying or selling real estate you should always use the services of a lawyer/notary public. A lawyer can draw up all legal papers for you. During the course of any legal transaction specific forms are required, for example in real estate there should always be a contract of purchase and sale and possibly a disclosure statement. There are various sources where these documents and others may be obtained. We offer contracts and disclosure forms for a small fee.
